Effective July 1st, 2007 the Missouri Real Estate Appraisers Commission will require
that all pre licensure (qualifying) education courses be approved by the Appraiser Qualifications Board (AQB).
AQB Approved - All Qualifying Education Courses are approved by the Appraiser Qualifications Board
State Approved - All Qualifying Education Courses are approved by Kansas, Missouri & Iowa.
Convenient Dates - Courses are offered on the weekends or weekdays

QE-201 Basic Appraisal Principles 30 hours ($525) (Textbook included in price of course, a $45 value!)
This basic appraisal course provides an overview of real property concepts and characteristics, legal considerations, value influences, real estate finance, types of value, economic principles, real estate markets, and ethics in appraisal theory. Through theory and examples, the course offers practical application of appraisal principles.
QE-202 Basic Appraisal Procedures 30 hours ($525) (Textbook included in price of course, a $45 value!)
This basic appraisal procedures course provides an overview of real estate appraisal approaches to value, valuation procedures, property description, residential applications, commercial applications, improvement construction, home inspection, and appraisal math. Through theory and examples, the course offers practical application of appraisal procedures.
QE-203 Residential Market Analysis & Highest and Best Use, 15 hours ($265) (Textbook included in price of course, a $35 value!)
This course introduces basic theories, techniques, and procedures to help you understand real estate market analysis, and apply highest and best use. Through theory and hands-on examples of appraisal processes, the course will provide practical applications of real estate appraisal procedures.
QE-204 Residential Site Valuation & Cost Approach 15 hours ($265) (Textbook included in price of course, a $35 value!)
This course will help students gain valuable insight and a working knowledge of the various theories and methodologies for arriving at residential site values and applying the Cost Approach in everyday appraisal work. The advantages and disadvantages of using the cost approach in residential appraising will be examined. The important distinction between Replacement Cost New and Reproduction Cost New will be discussed, along with an in-depth look at several methods for estimating accrued depreciation. Students will learn how to read residential building plans and accompanying specifications. Each student will complete a step-by-step study utilizing the Marshall and Swift cost manuals.
QE-205 Residential Sales Comparison & Income Approaches, 30 hours ($525) (Textbook included in price of course, a $45 value!)
This course will help the appraisal student gain a basic understanding and knowledge of Residential Sales comparison and Income Approaches. The course includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rental multipliers. There will be a discussion on cash and finance equivalency. Students will learn how to apply and defend the rationale behind market adjustments. The course will include a discussion of current Fannie Mae and Freddie Mac Guidelines and relevant USPAP requirements and introduce students to the methods of appraising income properties. A combination of theory and hands-on examples provide practical applications of real estate appraisal procedures.
QE-206 The National Uniform Standards of Professional Appraisal Practice Course 15 hours ($295) (Textbook included in price of course, a $50 value!)
The current edition of USPAP is distributed to each student. Being a living document the history, creation and annual revision is explained as is the organization and structure of the Appraisal Standards
Board of The Appraisal Foundation. The Preamble, Standards and Standard's Rules and Statements on Appraisal Standards are taught and analyzed using case studies to illustrate the practical application. Advisory Opinions and the
Glossary are reviewed as is an overview of the creation, applicability, and highlights of FIRREA. This 15-hour course qualifies for pre-license credit in both Missouri and Kansas. This course is taught by AQB Certified USPAP Instructor Robert K. Bates. A student manual will be provided.
QE-207 Residential Report Writing 15 hours ($265) (Textbook included in price of course, a $35 value!)
This basic appraisal course introduces theories, techniques, and procedures to help you understand the appraisal process and how to use various residential forms and reports for appraisal. Through theory and hands-on examples of appraisal processes, the course will provide practical application of real estate appraisal procedures.

ADVANCED EDUCATION COURSES
NEW AQE-301 Advanced Residential Applications and Case Studies, 15-Hours ($265) (Textbook included in price of course, a $35 value!)
This course focuses on complex properties that include valuing unique and high-end residential dwellings. Case studies will be used for discussion, analysis, and problem solving to elevate student's knowledge of challenging residential appraisal assigments and develop the expertise to recognize and address those situations at the Certified Residential level. NEW AQE-302 Statistics, Modeling & Finance, 15-Hour Course ($265) (Textbook included in price of course, a $35 value!)
This course is designed to provide students both the theory and practice of statistics, real estate finance, and valuation modeling for today's Certified Residential appraiser. Course includes basic instruction on the HP12C financial calculator. Text Provided. HP12C calculator required.
NEW AQE-303 Mastering Unique and Complex Property Appraisal, 20-Hour Course ($350) (Textbook included in price of course, a $40 value!)
This course provides the student with the ability to understand the performance requirements to complete the assignment at the Certified Residential level. Some of the property types discussed include mixed-use, income-producing, unusual, and one-of-a-kind properties. Text Provided.
